Foreclosures Resume Slide from Record Levels

When the number of foreclosures decreases, it’s not without impact for Charleston homeowners and investors. In any given month, Charleston area foreclosures may not always mimic the national averages, but over the long run, they do tend to be pretty close. And the national trend is clear: first quarter foreclosure activity decreased to the lowest level since the second quarter of 2007 (‘activity’ includes default notices, scheduled auctions and outright bank repossessions).

As Bloomberg News reported last week, sales of homes “climbed in April for the first time in three months…the biggest in six months…”

When the Market Won’t Meet Your Price…Make Lemonade!

The sunny attitude that encourages entrepreneurs to look at a box of lemons and think ‘lemonade!’ is widely admired, and it does seem to be a viewpoint that successful people cultivate. For anyone who is determined to sell their Charleston property—but only at a price the market is not yet willing to pay—well, the turn-lemons-into-lemonade situation is entirely apt. After all, smart investors are buying up and renting properties like yours quite deliberately because they realize that a Charleston, SC rental home is not just an asset that can appreciate over time, but one that can also produce income at the same time.

Paying your income taxes each year leave your wallet a bit thin? There may be money hiding in your home that lessens your tax burden. Here are four places to look:
Home-Office Deduction
If you work from home, you could qualify for a home-office deduction. Taking the deduction can be a bit complicated, so many people who qualify don't claim the exemption. An estimated 26 million Americans have home offices, but only 3.4 million claim them on their tax return. Perhaps that's why the Internal Revenue Service attempted to simplify the process in 2013.

You've got house insurance, and assume your property is covered for any type of detrimental occurrence that can possibly take place. However, not all homeowners are aware that home insurance policies don't necessarily cover damage related to a flood, as the risks are too great. Mortgage Turnaround Expected as U.S. Rules are Loosened

U.S. Backs Off Tight Mortgage Rules” screamed the top headline on the front page of The Wall Street Journal last week. For Charleston mortgage shoppers, it could scarcely have been better news. Probably.
‘Probably’ because any change is not yet a done deal, but it’s hard to see what will derail the likely full reverse of the federal establishment’s years-long tight home loan policy. Why is this suddenly in the cards? The full answer is complicated, but here is a quick (admittedly over-simplified) summary of what’s been happening to Charleston area mortgage applicants—and what probably lies ahead.

A Charleston Property Search Just Ain’t What It Used to Be!

A property search in Charleston, SC just ain’t what it used to be.
Young adults grew up with computers, so to them the advent of the connected world—the Internet—brought fewer startling lifestyle changes than it did for their parents and grandparents. But for anyone who thought the emergence of the Web would be the most lifestyle-changing technical innovation to happen in our lifetimes: SURPRISE! Now the whole circus has gone mobile—migrated into phones and tablets and who-knows-what other kinds of devices—all bluetoothed and wirelessed everywhere!

Selling Your Charleston, SC Home: What About Repair Requests?

If you have taken good care of your property, you rightfully expect that selling your Charleston area home will result in its fetching a good price when it hits the market. That’s the right mindset for success, but it serves sellers best when it’s only a starting point. Dealing with flesh-and-blood buyers can require some judicious flexibility—for one reason, there is usually an inconspicuous (somewhat annoying) fly in the ointment. The metaphoric fly is the fact that no property is without its flaws; and its metaphoric buzzing is likely to get louder as your sale’s closing grows nearer.

Sign #1: You Spot Condensation In Your Attic
Condensation often occurs in cold spots in your home, and it is also one of the primary causes of mold. Check Credit Long before Mortgage Application Time

Everyone expects that finding and buying the right Charleston, SC home will take a good deal of attention and energy. After all, it’s as important a purchase as we ever make. But when you add in the potential that something on your mortgage application could bring everything to a screeching halt, that’s one detail that has the potential to trigger what could turn everything into a truly harrowing experience.

The average credit score in America is around 688. That might look like a respectably large number, yet it’s considered mediocre when it comes to mortgages. And the truth is that most Americans are blissfully unaware of what is going on with their credit reports most of the time...that is, until they’re presented with a Charleston mortgage application. Ideally, everybody should take a look at their report well before they are faced with a mortgage application—but if you’re one of the majority who hasn’t done so, there is no need to panic. You may still be able to deal with credit issues that threaten to delay your otherwise smooth transaction.

When New Home Footprints Went Yeti

For decades, the three-bedroom house has been a cornerstone of the American dream. Now, as with the rest of the nation, Charleston area’s real estate profile for new single family homes seems to be changing. And last year we may well have reached a turning point in the national new home market: now four bedrooms seems to have become the new norm!

Last year, a full 48% of new homes—nearly half—were built with at least four bedrooms. That’s quite a jump when you compare it with just four years earlier: in 2009, the figure was 34%. We asked ourselves why the nation’s preferences would have undergone such a sizable shift. A little research revealed some likely answers—and some interesting history behind them.

Charleston Area Home Sellers Adapt to Millennial Real Estate Preferences

The generation born between the early 80s and just after the turn of the century (aka Millennials) have been slower to take the first steps toward home ownership than previous generations. That’s likely one of the byproducts of the cultural and economic shifts which have combined to make real estate less affordable (and proportionately less appealing). While there is no denying that lately it’s been a difficult environment for many Millennials to jump into the real estate market in Charleston, SC , there are still plenty of young people who would like to buy a home.

But what makes Charleston real estate attractive to these younger prospects can be a lot different than what has traditionally drawn previous generations of buyers. And with fewer motivated prospects in this younger generation, if you will be selling your own Charlestonarea property anytime soon, you should have your antennae up for how to include them in with your other potential buyers.

Showing Your Home Doesn’t Have to be Such a Drag

When you’re selling your home, keeping it ready to show at a moment’s notice can sometimes make a major difference. In a perfect world, prospective buyers will always have time to schedule showings in advance—but exceptions do occur. That’s why experienced sellers know how to juggle living a normal life at the same time they are keeping their place ‘show-ready’ by calling on a few organizational tricks. They really aren’t all that difficult (but do take a commitment to stay organized). When you follow them, it makes showing your home in Charleston, SC a snap!

Supplies at the Ready:

The easiest way to stay on top of messes is to nail them when they start. Stock up on wipes and ready-to-use supplies (think pre-soaked wipes and erasers instead of rags, sprays and mops)—and stash them in key locations around the house. Between showings, you can even keep them in plain sight: it reminds you to wipe down surfaces after each use without making it a major project. Regular quick wipe-downs will keep your home shiny and inviting—even when showing your Charleston area home comes as a last-minute surprise.

Upward Momentum Frames Commercial Property Picture

This year, it looks as if the busy spring real estate season extends beyond the residential arena. Latest reports show commercial property sales on the rise throughout the nation—and in volumes that make it one of the main contributors to the overall economic upturn.

The most reliable data comes from the National Association of Realtors®, whose latest quarterly survey shows year-over-year sales increasing a full 11% (with prices rising 4%). It’s an encouraging backdrop for businesspeople and individual investors who are gauging the opportunities in today’s Charleston commercial property market. Despite the vagaries of the tax and political climate (it is an election year, after all), with rental rates increasing and leasing activity up across the nation, the market does invite a closer look by anyone considering a fresh entry into our Charlestonarea’s commercial property arena.
While working with a buyer’s agent to find and purchase a Charleston commercial property isn’t an absolute essential, it certainly can be more efficient to have professional assistance and guidance throughout the process. When you choose a Realtor who has specifically commercial experience in Charleston, SC, you make the same kind of choice as when you seek expert help in any other area of your business or personal endeavors—an expert’s insight can be priceless!
Whether you are buying or selling a commercial property, it’s also important to avoid fixating on short-term impacts. Today’s cash flow may be your leading financial factor, but balancing with the long-term impacts is a juggling act worth mastering. Buying or selling a commercial property has long term impacts that spread out well beyond this year’s bottom line. Don’t hesitate to discuss your current business model with your accountant or tax professional. They are sure to have concrete ideas about potential impacts that will be quite real five and ten years from now. The right commercial property in Charleston, SC will be one that is able to accommodate your needs both now and into the future.
With the right agent and clear-cut financial goals, your search for a Charleston area commercial property can result in the best financial move you make this year—or for many years to come.  If you’re weighing the value of purchasing a commercial property or placing your own for sale, call me to open the discussion about the opportunities in today’s market.

Just How Sustainable Is The Micro Housing Trend?

Something that the Europeans have been doing for decades has finally made its way over the Atlantic Ocean to North America: the trend is called micro housing, and it's turned into an entirely new way of living. With micro housing, we're beginning to do away with oversize condos and even detached homes, learning to live in a more minimalistic manner and curbing our hoarding habits for good. The affordability of micro housing is making it possible even for young adults and students to purchase their homes in the city centers across North America. But one must ask, is the micro housing trend good for the globe too?

Sustainability Of Micro Condominiums

Being able to pack a higher number of salable units into one building and lowering the prices to widen the market and encourage young buyers to purchase instead of rent is certainly economically beneficial; but is this trend sustainable and beneficial for the planet too? As it turns out, the cost of building a micro-apartment structure over a regular sized one has a much lighter footprint on our earth. Micro-housing is a sustainable part of urban design because it is made to be a contributing asset to compact cities across North America, requiring less infrastructure cost, fewer resources, and a smaller environmental impact from shipping to construction to ongoing management and maintenance. Some micro-buildings even have shared areas like kitchens and lounges; this helps to cut back on building costs even further and lessens air pollution from shipping.

Micro Homes: Are They Green?

Though micro detached homes are also on the rise, they have run into problems with bylaws in certain cities across North America. They may just be the way of the future, though, with the real estate prices in many areas growing out of control. These micro homes are similar to the micro condominium units in their petite sizes, however they typically do not have a standard foundation, instead resting on screw piles that are attached to the ground. These easy-to-assemble micro homes, though perhaps battling with particular municipalities and their bylaws, offer practical housing that is sustainable too. Green features of these micro homes include the additional options of a composting toilet, solar power energy systems, grey water treatment system and a rainwater collection system.

The Lifestyle Of The Micro-Housing Trend

Another factor that should be taken into consideration when looking at the sustainability of the micro-housing trend in the kind of lifestyle it is promoting. Generally situated in the dense city centers, micro housing encourages a lifestyle that is affordable, thereby attracting residents who will take public transit or be within walking distance to work or school, and lessening the need for the daily use of a vehicle.

Perhaps we're looking a little too enthusiastically at the future, but as it seems, the micro housing trend is bringing with it all kinds of benefits, both economically and sustainably. A lifestyle and housing solution that finally benefits the planet is always accepted among our modern cities across North America, and soon it may just be the reason to purchase instead of rent, allowing us to walk instead of drive. For more information on the micro housing trend in your area, call your trusted real estate advisor today, and get in the know!

Remodel Costs Compete with New Home Expense

Last week’s Rasmussen Reports survey reported that the majority (52%) of Americans consider their home to be a family’s best investment at the same time that the number of people who are choosing to remodel their home is on the rise. According to the Houzz & Home survey, the number of people who planned improvement projects rose a dynamic 12 % last year. Of those, 40% wanted to remodel their home or build an addition.

While remodeling may be becoming more popular, there are still plenty of advantages to the alternative route: purchasing a new home in Charleston, SC. Here are some of the pros and cons of each route:
·         Before you start your remodeling project you should take a personal inventory. Do you have the experience and skills to manage the project…and is the prospect appealing? Remodeling your home will require that you deal directly either with tradesmen, contractors, architects— or the whole bunch! It may be the greatest advantage to purchasing a new Charleston home: getting the additional space and amenities without the work.
·         The loss of privacy during a remodeling project is not something to be underestimated. Depending upon the scope of the project, it may be months before the dust settles and you have the house to yourself again. There is also the inconvenience of not having access to multiple areas of your home while work is proceeding
·         For most of us, there really is no place like home. If you’re like me, even when you’ve been on a terrific vacation, eventually you begin to yearn for the comfort and familiarity of your good old home base. Although one or two irksome features of your current house make moving seem like a no-brainer…before you commit to a move, be sure that you really want to leave. History, a sense of community, and the roots you’ve established in your current neighborhood are all reasons to opt for a remodel rather than a new home.
·         Selling your existing home and buying a new Charleston area home is a sizable financial commitment. Moving costs, transaction fees, commissions and taxes are part of the equation to weigh against remodeling costs. A sharp pencil is definitely in order before the dollars and cents can be realistically reckoned—particularly if your finances have improved, and the remodel is meant to bring your home up to an improved standard of living.
The danger lies in overcapitalizing a property in a location where the resale won’t support the expense. Even a great home will still fetch a price that’s relative to other properties in the neighborhood, obliterating the wished-for ‘investment’ value of extensive remodeling.
While it’s important to be informed about the factual tradeoffs of your decision, it’s likely the end choice will also be influenced by what just feels right—as it should be. Whether you’re considering a remodel or a purchase, if you’d like to run some numbers, call me today for a confidential price evaluation!

Preparing Your Lawn For Spring

What’s the first thing people see when they pull up to your home? It’s your lawn. A healthy green lawn can make all the difference when it comes to good front yard first impressions. It’s still winter, and your grass is fast asleep, but that doesn’t mean it’s not in need of some care. Take advantage of these tips to ensure your lawn wakes up happy and healthy in the spring.

Fertilize
Many grasses including Kentucky bluegrass, perennial ryegrass, and fescues like to be fertilized twice during the offseason. They like a boost of nitrogen early on, and then another meal high in phosphorous later in the season. Of course this depends on the climate where you live. More southern grasses like Bermuda and Zoysia go dormant in the winter, and won’t take in any fertilizer. The best way to prepare your lawn is find out what your grass needs. Consider getting a soil test.

Fill In The Patches
The winter can be an excellent time to put down new grass seed. The seeds won’t take if the ground is completely frozen though. If you live somewhere cold then save your seed for the first thaw. If not then consider planting something that germinates quickly like perennial ryegrass. You can also “overseed”. That’s when your put extra grass seed on top of an otherwise healthy lawn. This adds an extra boost.

Keep The Leaves Off
Raking leaves is an autumn activity right? Usually yes, but more leaves and debris might sneak onto your lawn later in the season. Keep them off. Dead leaves make a good fertilizer if they’re chopped up in little bits, but whole leaves can suffocate a good front yard. To prepare your lawn for spring, keep it clear of leaves and let it breathe. They can cause moisture to linger and promote mold.

Aerate
Make sure your grass is getting enough oxygen and water. You can ensure this by poking little holes all over the lawn with a pitchfork. This allows the air and water to get into the root zone. You can also buy commercial aerators designed exactly for this.  You can even get aerating shoes!

Kill The Weeds
Now is a great time to get rid of those pesky weeds. If you want to really prepare your lawn for spring, then apply a general weed killer to your lawn. After all, the weeds are weaker in the offseason. Carfentrazone is an excellent chemical that works well in colder temperatures.

Just because the grass is asleep doesn’t mean you have to ignore it. Prepare your lawn for spring and make sure it wakes up happy. Just fertilize, lay down some new grass seed, keep the leaves and weeds at bay, and aerate. That way you’ll be doing everything you can for your grass and your home.

Six Creative Lighting Installations That Will Enhance Your Home

When people purchase their home, one of their common requests is "plenty of light." And for good reason! This is a critical factor for enjoying your home, and when designing your interior, you should pay special attention to just that: your sources of light. See them not only as a way to brighten up your room, but also as an opportunity to infuse your home with a fashionable design and aesthetic appeal. You'd be surprised at how much lighting can dramatically enhance any given room in your home. Here are our six favorite lighting installations that are bound to give you and your home that "wow" factor.

The Chandelier For Pretty Places

Chandeliers provide arguably the prettiest and most classic fixtures possible, and they are a growing trend right now in interior design. Acting as the "centerpiece" if you will to any room, chandeliers offer the perfect amount of brilliance and light, while instantly multiplying the room's feeling of warmth and appeal. Create a pretty place you won't be able to resist; hang a modern crystal chandelier above your dining room table or a bright pendant chandelier in your master bedroom.

Quirky And Contemporary Ceiling Lights

To achieve the same sense of fashion-forward style for your home's décor but in a more practical way for the tall folks, consider a close-to-ceiling light fixture in its many different quirky and contemporary styles. You can also opt for the bright, patterned pendant style, or get a wide crystal embellished highlight for your ceiling lights.

The Demure Brilliance: Recessed Spot Lighting

For the most demure, nearly hidden brilliance, opt for recessed spot lighting. These light installations typically offer dimmer switches and provide the perfect ambiance for any space, especially kitchens, living rooms, and dining rooms.

Perfect Pendants For Closer Lighting

Perfect hanging pendants come in many different shapes, sizes, and colors, and can be hung in a row for horizontal spaces like your kitchen's eating bar. They can also be hung at varying lengths to achieve a tasteful fashion statement.

Instant Modernity: Arc Floor Lamp

The arc floor lamp, which typically rests in one corner of the room and reaches over in an arch for center lighting in a sitting area, is a growing trend in home décor. You can find these floor lamps in virtually any style, ranging from textured, retro versions to sleek, contemporary styles.

Matching Shades: Table Lamps

To tie your room together in its design aesthetic, the most perfect - and most simple - option may be matching table lamps. Perfect for your side tables in your living room, or the nightstands on either side of your bed in your master bedroom, matching shades can be a quick fix to a room that needs more brilliance and a more cohesive look.

Whether you already have plenty of natural light flooding your home, you can never have enough brilliance to rely on when the sun goes down. So take a look at these six light installations that will instantly enhance your living space, and infuse your home with the light it deserves. And if you could use a trip through a show home for further design inspiration, call your trusted real estate advisor today for a few pointers.

Stage Your Home For Spring: Tips For Using The Season To Your Selling Advantage

Spring has arrived! The flowers are blossoming, the grayness of the sky is clearing, and the air is warming. The best season to sell your home is here, and with the added natural light and blossoming colors, you can easily take advantage of the benefits of spring when it comes to selling your home. Make sure to show it for all it’s worth, and follow these simple tips for staging your home in spring that will make your home the one listing that buyers can’t resist.

Fresh Flowers: Put Mother Nature To Work

Nothing says spring like fresh-cut flowers. Bring the beauty of nature inside your home and brighten up your space with fresh flowers. You can get colorful tulips, lilies, and other flowers for use in your kitchen table centerpiece, as well as smaller arrangements for around the house. There's no reason why a bouquet can't brighten up your master bedroom or entryway, either. Orchids also make for lovely decorative pieces, and are best for bathrooms or anywhere that's suitable to a smaller flower. Add that extra intrigue to your entryway with colorful flowers in hanging baskets, and tidy up your front garden with some new colors, all while making the prospective buyers much more enthusiastic about entering your home.

Get That Spring Feel With A Light And Airy Home

To make the most of the spring season, make sure you use the added light and the warmth of the air. Open up the windows and lift all the blinds in your home, and consider scheduling showing times during the time of day when the sun shines brightest.

Decorative Colors: Brighten Up Your Home

You can also further take advantage with the colors of spring by adding pops of color to your living room, dining room, and kitchen. Consider hanging colorful drapes or adding a decorative throw and couch pillows. Some new and inexpensive artwork for the walls can also be an inventive way to bring color into your home, while creating a warm and inviting space that the buyer will love.

It’s Time For Spring Cleaning

Just because you're selling your house this year, doesn't mean you get to excuse yourself from spring cleaning. Actually, partaking in this annual event can be a great way to sell your home faster. A clean home tells buyers that you have taken great care of the property and helps them to envision themselves living in the space. Get out the pressure washer and rid your front steps and driveway of the remnants of winter, clean out the gutters, and give the floors and bathrooms a scrub. Consider an early packing job, and box up your winter clothes to help create the appearance of well-organized and spacious closet space throughout the home.

Spring is a great season in which to sell your home. You can easily take advantage of the warmer weather and bright colors to make your house more attractive to potential buyers, which will help you sell faster and get a higher price. With an airy, clean and flower-filled home that bursts with color, you’ll be able to persuade buyers that your home is the perfect place for them – and you’ll be glad you put in the extra effort. For more great advice about selling your home in the spring, or to list your home for sale, call your trusted real estate professional today.
